What a Canadian Realtor should actually look for
- CASL, not just CAN-SPAM. Canada's Anti-Spam Legislation requires provable consent before you send commercial email. A CRM that does not record consent, its wording and its date is leaving that risk on you.
- Condition deadlines. Canadian deals live and die on subjects: financing, inspection, strata or status documents, deposit dates. Ask whether the CRM tracks these natively or expects a spreadsheet.
- Pricing currency and contracts. Most tools bill in USD, and some lock you into 12-month terms. A 30 to 40 percent exchange premium changes the math.
- Where support lives. US-centric tools train their support on TCPA and US MLS conventions, not on your board.
Follow Up Boss: best for US-style lead-funnel teams
Owned by Zillow Group, Follow Up Boss is the standard for teams converting high volumes of internet leads: routing, Smart Lists, Action Plans, dialer. Plans start at $69 USD per user per month, with the dialer as a paid add-on on the entry plan (September 2026). BoldTrail (formerly kvCORE): best for brokerage-wide platforms
BoldTrail merged kvCORE, BoomTown and Brokermint into one broker-scale suite: IDX websites, lead engine, automation, back office. It is powerful and priced accordingly, behind a demo call, with 12-month contracts widely reported. Reviewers consistently flag the learning curve. Wise Agent: best on a tight budget
Wise Agent is the value pick: a flat $49 USD per month (or $499 per year) that includes up to five team members, with drip campaigns, transaction checklists and 24/7 support. The interface shows its age and texting costs extra, but as a first CRM it is honest, cheap and complete enough. It is US-built, so the CASL and Canadian-deal caveats above apply.
IXACT Contact: the Canadian incumbent
Toronto-based IXACT Contact has served Canadian Realtors for years and understands the market: Canadian support, familiar terminology, solid contact management and a monthly newsletter feature agents like. It is the safe traditional choice. Where it trails the field is on the modern side: transaction deadline automation, AI and integrations are lighter than the products above.

LionDesk, long the popular budget option, was discontinued by Lone Wolf Technologies in September 2025 (reported by Inman).
