Why a US-built CRM can feel off in BC
- Vocabulary. BC deals run on subjects, subject removal, completion and possession. US tools talk about contingencies and closing.
- Dates. A deadline three business days before completion has to skip weekends and BC statutory holidays, not US ones.
- Money. Pricing in US dollars adds exchange rate and card fees to every month.
- Email rules. CASL needs consent you can show, not just an unsubscribe link.
A BC agent's checklist
- Does it track each subject separately, with its own status and a due date?
- Can it read the accepted contract so you are not retyping dates?
- Do task deadlines move when a date changes, and do business days respect BC holidays?
- Does the listing side have a checklist for title, strata documents, city documents and seller paperwork?
- Does it record consent and its source for every contact before you send marketing email?
- Is the price in Canadian dollars, and is it clear what is included?
- Can an assistant work in the same deals without sharing a login?
How Keyvera fits
Full disclosure: Keyvera is our product, and it is built by real estate agents. Here is what it does for BC deals today:
- BC key dates out of the box: offer, acceptance, deposit due, subject removal, completion and possession.
- A BC buyer checklist (accepted-offer email, deposit instructions, subject removal, firm and next steps, funds confirmed with your lawyer, key pickup, possession and post-closing follow-up) with each task hung off a key date.
- A BC listing checklist that covers seller details, title, strata and city documents, listing paperwork and marketing, before the listing goes live. It includes a task to collect FINTRAC ID and the PEP declaration from each seller. That is a reminder on your checklist; Keyvera does not verify identity or file reports for you.
- Business-day offsets that skip weekends and BC statutory holidays.
- Contract upload: the BC Contract of Purchase and Sale is read from its labels, with each subject becoming its own task. Other forms and scans are read with AI. You check everything before it saves.
- Consent recorded on contacts, and email campaigns that refuse contacts without it.
- Pricing of $99 a month per agent and $20 a month per assistant, in Canadian dollars plus tax, with a 14-day free trial.
What it does not do yet: dedicated packs for other provinces. The BC pack is the only built-in one, so agents elsewhere edit the dates and checklists themselves. Keyvera also does not claim to enforce any BC Real Estate Council rule for you; you stay responsible for your own compliance.
Questions to ask any vendor
- Show me a deal from accepted offer to possession, with a date changing halfway.
- Where is my client data stored, and what does the privacy policy say?
- What happens to my data and my email list if I leave?
- What does it cost in Canadian dollars, all in?
